Architectural Design Process

Preliminary Design phase:

  • Owner to develop a program (wish list) for the design of the project.
  • Take digital photos of the existing structure to document the historical significance and incorporate into the new building design if possible.
  • Architect will develop a preliminary floor plan for review by the Owner.

Design Development Phase:

  • Modify the preliminary plan as needed.
  • Present options for construction types and methods.
  • Present options for interior and exterior materials.
  • Preliminary cost estimate and budget review.

Construction Document Phase:

  • Site plan.
  • Grading plan.
  • Demolition plan.
  • Foundation plan.
  • Floor plan.
  • Exterior building elevations.
  • Building and interior detail sheets.
  • Civil Engineering on the site.
  • Foundation and building structure design by registered engineer.
  • Mechanical and electrical plan design by registered engineer.
  • Specifications.
  • Complete set of construction documents to obtain competitive bids and obtain a building permit.

Contract Administration:

  • Provide the “Notice to Bidders” information to the Owner to advertise the project 20 days before bid date to comply with the competitive bidding requirements.
  • Call contractor’s the Architect has worked with in the past to inform them of the project to encourage the participation in the project.
  • Compile a list of bidders showing interest in the project.
  • Issue construction documents to the bidders.
  • Over see the competitive bidding process.
  • Issue addenda’s to clarify any questions by the bidders of supplies.
  • Be present at the bid opening.
  • Review bids and recommend the general contractor based on bid results.
  • Prepare the A.I.A. Construction Contract for the Owner to review.
  • Approve submittals (Spec’s are written as a performance base generic spec to allow competitive bidding, Submittals are sent from the contractor to the Architect and Engineers to verify compliance with the performance base spec’s once approved the Owner will receive a copy).
  • Construction observation.
  • Approve Contractors monthly request of payment.
  • Complete on site final project review with Owner, Contractor, Architect, and Engineers present.
